How it works
From address to offer in one pass
OfferAim never hides the math. Every number tells you where it came from and what would change it.
1. Enter a property address
Type the address and pick it from the suggestions. OfferAim resolves the property and loads the subject details: beds, baths, living area, lot size, year built, property type, and last sale information. Anything the data source does not provide is shown as Not available rather than guessed.
2. Comparable sales are found and scored
OfferAim searches recent nearby sold properties, starting tight (about half a mile, last six months) and widening only if there are not enough strong matches. Widening is always disclosed, and it lowers the confidence level. Each comp gets a similarity score with its strengths and weaknesses spelled out: distance, how recently it sold, size difference, beds and baths, year built, and condition signals.
3. You decide which comps count
The strongest comps are pre-selected, never locked. Remove any comp and tell OfferAim why — too far, wrong condition, not similar, distressed sale, or your own reason. Add back a comp OfferAim skipped. The ARV recalculates immediately, so you can see exactly how each comp moves the number.
4. ARV is estimated and explained
OfferAim shows a recommended ARV plus a low-to-high range, the average and median price per square foot, conservative adjustments for size and condition differences, and a confidence level of High, Moderate, Low, or Insufficient Data. If the data is too thin to be trustworthy, OfferAim says so instead of producing a false number.
5. Repairs and the offer
Estimate repairs by cost per square foot, an itemized list, or a total you type in. Then set your buy percentage and target profit. Your Maximum Allowable Offer is calculated as (ARV × Buy Percentage) − Estimated Repairs − Target Profit, with every line of the math on screen.
6. Save, track, and share
Save the deal, log what the seller is asking and what you offered over time, add notes, and export a clean report you can send to a partner, lender, or buyer.
